Colonial Beach is a small town on the Potomac River, tucked away off the main interstates, beyond farms, and east of Fredericksburg. It’s a quiet, sleepy place where the preferred mode of transportation is a golf cart. When Dodson Development came to us for help positioning their new projects in Colonial Beach, we created an all-encompassing brand—and a new destination to attract young professionals from DC and Richmond, VA: CoBe on the Potomac.
Made up of their restaurants—Muse, Drift, and Circa 1892—along with Mainstay short-term rentals, Osprey Flats, School Hill Townes, and CoBe Workspaces, we developed not only the CoBe umbrella brand but also the individual brands and marketing plans for each entity.
What happened next is something to write home about.
In the months following the launch, Dodson Development Group sold all the townhomes, doubled revenue at Circa 1892, booked their Mainstay short-term rentals to capacity, and exceeded CoBe Workspaces booking projections.
Through strategic public relations, which garnered front-page coverage from local and regional publications as well as lifestyle media like Southern Living Magazine, and targeted advertising, the CoBe on the Potomac campaign highlighted Colonial Beach’s revitalization, reaching key Virginia markets, and driving increased visitation.
